When a building material fails across multiple sites, the questions arrive fast. Which batch? Which projects? Which contractor installed it? Who is liable?
Without structured data capturing this at every stage of the supply and installation chain, answering these questions takes months. By then legal costs have compounded, relationships have deteriorated, and remediation expenses have grown far beyond what early intervention would have required.
This is the defect liability reality facing construction and building materials manufacturers across Europe. It is not a project risk problem. It is a data problem.
Three failures drive most construction warranty disputes.
The first is batch traceability. Most manufacturers can trace a product batch to a delivery. Very few can trace it through the contractor, to the specific project, and back again when a claim emerges years later. The data exists in fragments across delivery notes, email chains, and project management tools nobody thought to preserve.
The second is defect liability visibility. Defect liability periods run from 12 months to 10 years depending on jurisdiction and product type. For manufacturers of structural components and building envelope materials, this creates open liability that most finance teams cannot accurately quantify. Without centralised tracking, warranty reserve calculations are guesswork.
The third is multi-party complexity. A typical construction warranty claim involves at minimum four parties: the manufacturer, main contractor, specialist subcontractor, and building owner. Each holds different records and has a different version of events. The result is disputed liability, delayed resolution, and legal costs that frequently exceed the original remediation cost.
European regulation is making these failures more consequential. The EU General Product Safety Regulation, Right to Repair Directive, and incoming Digital Product Passport requirements demand auditable traceability from manufacturing batch to installed product. CSRD Scope 3 obligations add sustainability data requirements that manual systems cannot satisfy.
Luxembourg’s construction sector, one of Europe's most active per capita, faces these pressures directly. Manufacturers operating across EU markets need warranty infrastructure that meets regulatory obligations across multiple jurisdictions simultaneously.
The manufacturers who build the right data infrastructure now will spend significantly less managing the consequences later.
