The development team behind the landmark project “Les Jardins de Luxembourg” in Merl (2006–2024) today announces the launch of a new urban development in the heart of Strassen. United under a single identity, Heritage, the two developments, Kiem and Gaaschtbierg, open a new chapter for residential and mixed-use real estate in Luxembourg.
Designed as a coherent, responsible, and sustainable development, HERITAGE aims to bring significant added value to the western part of the capital.
Heritage: A new urban benchmark for Strassen on two distinct sites
Located on two strategic sites along the Route d’Arlon, HERITAGE continues the values that made “Les Jardins de Luxembourg” successful: a qualitative approach, long-term vision, high construction standards, and a constant commitment to sustainability. Kiem, 55–61 Route d’Arlon
Kiem offers a balanced development integrated into an existing and dynamic urban environment.
Designed as a modern living space, KIEM prioritises accessibility, proximity and the harmonious integration between residential functions and economic activities.

– 5,700 m² of apartments distributed across three buildings;

Gaaschtbierg, 240–260 Route d’Arlon
With a remarkable surface area of 33,000 m², Gaaschtbierg represents one of the most significant developments in Strassen.
Gaaschtbierg stands out for its optimized density, generous greenery, and a subtle balance between residential living, services, and natural spaces.

Heritage aims to support this evolution by expanding and modernising the supply of housing, offices, and retail spaces while strengthening the attractiveness of the area and the quality of life of its residents.
A project designed to last
Heritage is based on a clear vision: building reliable and sustainable neighborhoods supported by experienced actors.
“Les Jardins de Luxembourg” (owned by the investment fund Prime Properties) provides a solid financial structure and a reassuring acquisition model for buyers, allowing investments to follow the real progress of construction works.
Facing the growing difficulties encountered by young households to acquire housing, Heritage will integrate an innovative measure designed to facilitate access to homeownership.
This initiative – a first in Luxembourg – will be revealed at the official launch of the project and aims to establish a new standard of inclusion and social responsibility in real estate development.
First “signature” building as a proof of concept
Between Route d’Arlon and Rue du Kiem, the first Heritage building will serve as a concrete demonstration of the standards upheld by the project. This 1,500 m² “Signature” building will combine high energy performance, optimised layouts, contemporary design, carefully designed shared spaces, and harmonious landscape integration. This first milestone, conceived as a true statement of quality, will set the tone for the entire development and embody the ambitions of the project.
