In the Hollerich district of Luxembourg, the Bauer Group is building a new residence: Largo. The building faces the street, but is located on a deeper plot, with the office building designed by CBA Architectes in the second row.
After seeking to develop an office building for almost seven years, the Caisse générale de prévoyance mutualiste, which owned the land, finally opted to entrust the project to a developer to develop a residential project. The Bauer Group won the contract. It took over some of the plans already drawn up by CBA Architectes, but reworked the façades and rethought the interior layout. A retail space will be developed on the ground floor.
Access to the flats is via an external passageway on the front façade. These walkways are housed behind a metal mesh on which climbing plants will be able to grow. The materiality of this façade, with its concrete, vertical wooden slats and black steel cladding, will give the building a strong character. The presence of the passageway will create a specific relationship with the urban space for users.

The specific feature of this project is that the 20 flats are developed in the depth of the building, in a very longitudinal plan, allowing each flat to traverse the building and therefore to benefit from a double exposure.
The layout of the flats is quite daring, as they are developed in a long rectangle. Immediately to the right of the front door is the sleeping area, which can be separated by a curtain. This is followed by a compact glazed block containing the shower and toilets. The rest of the flat is devoted to the living space, with the kitchen, dining area and south-facing lounge. The layout is therefore perfectly optimised to bring together all the functions needed for living in a 45m2 space. Plenty of storage space makes for comfortable living in an efficiently laid-out interior.
At the rear, residents have a balcony to enjoy a well-orientated outdoor space set back from the street.
The fourth and fifth floors are home to two-bedroom maisonettes (with a floor area of around 90m2), while floors one, two and three all have a strictly identical layout, with five flats per floor.
Planning permission has been granted, and construction is due to start in summer 2024. Delivery of the building is scheduled for autumn 2026. This is a product that perfectly meets the needs of the market and should appeal to Luxembourg’s cosmopolitan clientele.
