Leko Labs has announced the completion of D’Haus, a 95-unit residential development located in the Rout Lëns eco-neighbourhood in Esch-sur-Alzette. With a gross floor area of nearly 11,000m², the development is the largest residential project built using the industrialised timber frame technology developed by the Luxembourg-based company.
The topping-out ceremony, held on 28 May 2026, marks the completion of the structural work. The building rises seven storeys above the ground floor and is situated in a neighbourhood that will eventually comprise more than 1,400 homes.
Produced in Foetz
D’Haus is based on a construction system that combines algorithmic design, robotic production and off-site manufacturing. The structural components were manufactured at the Leko Labs factory in Foetz before being assembled on site in Esch-sur-Alzette.
The company states that this method enables the standardisation of components, optimises the use of materials and reduces the amount of work carried out on site. Leko Labs also presents this model as a way of better controlling completion times and working conditions.
The project marks a new milestone in the industrial development of the company, which was founded in Luxembourg in 2017. Leko Labs claims to have been involved in the construction of around 500 homes across the Benelux region since its inception.
An architectural approach centred on timber
The residential complex was developed under the direction of Fabeck Architects. For Tatiana Fabeck, founder of the architectural firm, industrialisation did not limit the design possibilities.
“Through this project, we are demonstrating that the industrialisation of timber construction is not at odds with architectural ambition. On the contrary, it has enabled us to design bespoke homes without compromising on the quality, diversity or identity of the spaces,” she says.
The architect also highlights the properties of the material used: “The project showcases the acoustic, tactile and atmospheric qualities of wood, whose intrinsic characteristics help to create a comfortable, peaceful and deeply human living environment.”
Technology designed for high-rise buildings
Leko Labs presents D’Haus as a demonstration of its ability to deliver large-scale residential developments based on an industrial model developed in Luxembourg.

“With D’Haus, we are demonstrating that an industrialised timber construction system can be deployed on large-scale projects and produced on a repeatable basis,” says François Cordier, founder and CEO of Leko Labs.
According to him, the project is the result of several years of technological development. “This project represents the culmination of several years of research, development and industrialisation. It confirms the maturity of our technology as well as our ability to address the challenges of housing production, sector productivity and the low-carbon transition in the construction industry in Europe,” he adds.
The technology developed by the company is certified up to R+11. Leko Labs also states that its system incorporates bio-based materials and circularity principles right from the design stage.
A structure that stores carbon
According to a press release from Leko Labs, the D’Haus facility stores around 1,500 tonnes of CO2 biogenic. The Energy and Environment Office highlights this aspect in its assessment of the project.
“A building’s carbon footprint is not measured solely by the emissions it prevents, but by the carbon it manages to sequester permanently. The Leko system therefore acts as a carbon sink,” explains Julien L’Hoes, director of the Energy and Environment office.
He adds that “this benefit, combined with high potential for reuse, significantly reduces the building’s lifecycle emissions”.
A project within the Rout Lëns eco-neighbourhood
D’Haus forms part of the development of the Rout Lëns district, built on a former 11-hectare industrial brownfield site in Esch-sur-Alzette. The urban development is led by Iko Real Estate, carried out using the Bouwteam model in collaboration with CLE, and designed by Fabeck Architectes.
The neighbourhood has been awarded ‘Carbon Footprint Neutral’ certification and plans to create a development combining housing, amenities and public spaces.
A new production facility is in the pipeline
Leko Labs is now preparing to open a new 10,000m² production facility in Luxembourg. It is scheduled to come on stream in the first quarter of 2027.
The company states that this expansion is intended to meet the demand for industrialised construction solutions and support the development of new projects across Europe. Leko Labs notes that it has already been selected for several projects in France and Belgium.
A winner at the 2023 European PropTech Startup & Scale-Up Awards, the company continues to grow from its base in Foetz, where it manufactures its building systems for residential properties and high-rise developments.
